    Я слышал, что поинты как-то влияют на Interest Rate, и что можно их докупить и получить более низкий процент. Но тут они вообще отрицательные (в некоторых местах). Это что получается, банк будет доплачивать?

    Короче, кто может пояснить, что такое поинты, с чем их едят, и как их есть, если они отрицательные.

      Поинты могут быть отрицацельными. 3то значит, что банк заплатит вам, но за 3то будет брать больший процент. Ето выгодно, если вы желаете досрочно погасить кредит.



      A point, sometimes also called an "origination fee" or a "discount point", is a fee for establishing a new loan. It is one of the important factors in the calculation of the annual percentage rate for a mortgage. One point is one percent of the loan amount.



      The fee usually varies from 0.5% (half a point) to 2% (two points) of the loan amount, depending whether the loan was originated in the prime or the subprime market.



      An origination fee of 2% on a $200,000 loan is $4,000. In some cases, one has to pay points plus origination fees.

      The origination fee is a fee that is paid to the bank or your loan broker for his or her services in originating the loan.



      The higher rate for not charging origination fees will pay the lender or broker with yield spread premium.



      Always ask your mortgage professional to quote rates with and without origination fees. Then, discuss your situation and determine which model best meets your needs.



      Origination fees are commonly referred to as "points". A point is 1 percent. For example a $200,000 loan with two origination points equals $4000.



      Origination fees are often built into the loan amount.



      Most banks/brokers charge an Origination Fee. As the name implies, it is a fee necessary to make the loan happen. Some loan structures also call for Discount Points. Discount Points differ from Origination Fees in that Discount Points are used to buy down the interest rates, temporarily or permanently. Origination Fee and Discount Points are both items listed under lender-charges on the HUD-1 Settlement Statement.



      Broker or loan origination fee is paid to the person handling your loan application. This fee can be a set price or can be stated as percentage of your loan amount. The origination fee can be located at the top of your good faith estimate and should be disclosed within 3 days after applying for a home loan.



      Most points are paid to receive a lower interest rate from the lender/broker. The difference in savings over the life of the loan can make paying points a benefit to the borrower.



      If you intend on staying in your home for an extended period of time, it may be worthwhile to pay additional points in order to obtain a lower interest rate.



      Any significant changes in fees should be re-disclosed in the final GFE.



      Origination fees are charged by the lender or Broker and are expressed as a percentage of the loan amount. They must be disclosed on the Good Faith Estimate and on the final closing papers, commonly called the HUD.



      In order for any lender to originate a loan without an origination fee, the interest rate must be higher to make up for that loss of revenue.



      An origination fee is charged by a lender for processing the loan, expressed as a percentage of the mortgage amount. It's normally one percent of the loan amount.

        Банк заплатит не Вам, а Вашему Loan officer (в случае отрицательных поинтов)

        А уменьшить процент по кредиту можно, однако это увеличит сумму closing cost, чтобы оценить или это выгодно, надо посчитать сколько времени Вы будете держать этот кредит (до следующего перефинансирования или продажи дома, разница в платеже должна окупиться за это время.
